Sancaktepe removals

Sancaktepe is our home district: our base is in Abdurrahmangazi, and the team sets out from here each morning. The flat but busy centres of Samandıra and Sarıgazi need a different plan from the steep streets of Mevlana, Safa and Yunus Emre.

We handle removals in Sancaktepe on familiar ground: our base is in Abdurrahmangazi, within the district. According to the District Governorate, Sancaktepe was formed in 2008 by combining the former municipalities of Sarıgazi, Yenidoğan and Samandıra; it has 19 neighbourhoods, covers 62.41 km² and has a population of more than 436,000 (the page does not state the year). It has no coastline and borders Çekmeköy to the north, Kartal and Maltepe to the south, Sultanbeyli and Pendik to the east, and Ümraniye and Ataşehir to the west (source: Sancaktepe District Governorate, History, accessed 29.09.2026). The District Governorate describes the area as a settlement that attracts substantial migration. Residents describe the result as four- and five-storey apartment blocks replacing older detached houses, alongside new housing complexes around Samandıra and Sarıgazi.

Sancaktepe is different when it comes to distance: our base is in Abdurrahmangazi, and the road journey to neighbourhoods is around 1–15 km, taking 0–30 minutes in free-flowing traffic. From our base, an address in Abdurrahmangazi is less than 1 km away, the district's centre of gravity is about 4 km away, and Paşaköy, the furthest neighbourhood, is about 15 km away. An early start brings the journey closer to the free-flowing estimate; junctions in the centre can add time during the day (source: OSRM / OpenStreetMap, September 2026). Being nearby is not a promise about arrival time; it does mean we can start loading before 07.00.

The satellite layer makes the contrast clear between rural Paşaköy and the dense apartment fabric along the Sarıgazi–Samandıra corridor. The green area between Eyüp Sultan and Fatih is Orman Parkı, which the District Governorate describes as around 155 dönüm and equipped with a car park (source: Orman Parkı and Recreation Area, accessed 29.09.2026).

Access profile, neighbourhood by neighbourhood

Categories are relative to Sancaktepe's own 19 neighbourhoods; the main differences are the share of one-way streets, building density and parking. One caveat: the mapped share of buildings with floor data is below 5% in every neighbourhood except Sarıgazi, so we check building height during the site visit rather than rely on it here.

Here is what the figures mean on moving day:

  • Steep slopes — Mevlana, Safa, Yunus Emre, Hilal and Fatih: average gradients of 6.6–9.7% make these the district's five steepest neighbourhoods; 42–60% of their street length is steep. The share of one-way or narrow streets is below 5%, but Hilal and Yunus Emre have no mapped car parks. The lorry may have to stop at the start of the street, with belongings carried a short distance by hand trolley; we increase the team size on slopes.
  • Centres with more one-way streets — Meclis, Sarıgazi and Eyüp Sultan: gradients are low (an average of 3.5–4.8%), but 13–22% of streets are one-way or narrow; Meclis leads the district at 22%. Sarıgazi has 16 mapped car parks, the highest number per square kilometre in the district, and buildings with floor data average around four storeys. The District Governorate building is in Meclis. The M5's Meclis and Sancaktepe Şehir Hastanesi stations are in this area; the station named Sarıgazi lies within neighbouring İnönü, according to the İBB layer. The issue here is not the gradient but where the lorry can wait on a one-way street: we schedule an early start and, if needed, arrange a place the day before.
  • Large neighbourhoods with flatter, wider streets — Abdurrahmangazi, Osmangazi, Emek and Kemal Türkler: average gradients are 3.3–3.9%, 17–21% of streets are steep, and no more than 3% are one-way or narrow. Osmangazi has around 64 km of local streets and more than 2,600 buildings, the largest street network in the district. Abdurrahmangazi is second, with 51 km and more than 2,400 buildings, and has the most mapped car parks by count, at 24. Our base and the 15 Temmuz Stadium are also here. The lorry can reach most doors; the plan depends on the entrance, lift and building-complex rules. Şehit Prof. Dr. İlhan Varank Training and Research Hospital, with 380 beds, makes the surrounding area in Emek busy during the day (sources: District Governorate pages for the stadium and hospital, accessed 29.09.2026).
  • The middle belt — Akpınar, Atatürk, İnönü, Yenidoğan, Merve and Veysel Karani: average gradients are 4.3–5.9%, with 21–40% of street length steep; at most 6% of streets are one-way or narrow (in Atatürk). Atatürk and İnönü each fit more than 1,900 and 1,200 buildings respectively into less than one square kilometre: dense plots, short streets and limited parking. Veysel Karani has an M5 station of the same name. Residents say many IETT bus routes terminate in Yenidoğan, making loading near the bus waiting areas harder.
  • Paşaköy — the district's rural half: at 27.4 km², it accounts for more than 40% of the district's area, but has only 550 buildings and 29 km of local streets. There are no one-way streets, and the average gradient is 5.4%. The village character remains, with homes spread out; when arranging a visit, we confirm the garden gate and the condition of the road the lorry will need to use.

  • Sarıgazi, Osmangazi

    Residents say that since the metro opened, Altunizade takes about half an hour to reach; crossing to the other side by car takes up to 50 minutes in free-flowing traffic and nearly twice as long at busy times. They add that congestion in central Sarıgazi and Samandıra remains unresolved, and that the district has no shopping centre.

    Residents describe the roundabouts as bottlenecks: frequent crashes and gridlock at Sancaktepe Square, traffic circling at the Osmangazi roundabout on the Northern Marmara connection, and no traffic lights at the roundabout outside the municipal building.

    Residents say a new roundabout layout outside a large housing complex caused long delays nearby and has remained unchanged for months.

    Residents say parking on pavements and yellow lines is common in Sarıgazi; they also report a pack of stray dogs near the metro exit. Parked vehicles, they say, make it difficult to find an empty space on the streets.

    Residents say rapidly rising housing complexes are changing the district's appearance. Families with children looking for a flat in a complex are moving here from Kartal, Maltepe, Ümraniye and Ataşehir, while new construction continues around the municipality.

    Residents say motorway noise can be heard indoors in the part of Samandıra near the TEM, a weekend drive to Kadıköy takes about an hour, and there is little nearby beyond chain supermarkets. Older posts mention film studios at the entrance to Samandıra and sports facilities at its exit.

    Residents say Yenidoğan is the terminus for many IETT routes on the Sancaktepe side; journeys are long and buses very crowded. They also mention heavy bus traffic around the terminus.

    Residents describe Paşaköy as a quiet place that has retained its village character; it also has a municipal facility and a large advanced biological wastewater treatment plant. Accounts of summer odours differ: one person complains, while two say they are not a problem.

    Residents say Emek brings together an organised industrial area, large housing complexes with high walls and older neighbourhood streets; workshops, complexes and older apartment blocks all sit within the neighbourhood.

The moves we see most in Sancaktepe

  • Moves within housing complexes and new-build handovers: complexes around Abdurrahmangazi, Osmangazi and Veysel Karani. Residents write that families with children looking for a flat in a complex move here from neighbouring districts. We agree the management's moving hours, goods-lift booking and security registration at the outset.
  • Family homes (2+1, 3+1): our main type of job in the district; the plan covers dismantling, packing and, in hilly neighbourhoods, team size. A 2+1 means two bedrooms and a living room; a 3+1 has three bedrooms and a living room.
  • Single-person and student homes (1+1, studio): fewer belongings, a smaller vehicle and a two-person team. A 1+1 means one bedroom and a living room.
  • Workshops, offices and shops: the industrial area in Emek and textile and clothing workshops found across the district, as residents describe them (source: ekşi sözlük, Sancaktepe, accessed 29.09.2026). Machinery and shelving need separate packing; work outside business hours may be needed.
  • Urban-renewal moves and storage: an İBB planning-note amendment dated May 2022 applies the at-risk-building provisions to all 19 neighbourhoods; we did not find a declared urban-renewal area (source: İBB, Sancaktepe planning-note amendment, accessed 29.09.2026). We pack belongings from an at-risk building and keep them in our Abdurrahmangazi storage facility, then move them in one trip when the new building is ready. Our storage service is in the same district, so it is a short journey for anyone who wants to check on their belongings in the meantime.
  • Short local moves: from Sarıgazi to Samandıra, or Yenidoğan to Abdurrahmangazi. Both addresses are close to our base, so these moves can often be planned with one vehicle.

After you move: registration, muhtarlık, municipality

You can register your new residence through e-Devlet or at your neighbourhood muhtarlık, the local headman's office. The Civil Registration Directorate is in the District Governorate building at No. 111 Atatürk Avenue, Meclis Mahallesi (the former municipal service building) (source: Sancaktepe District Governorate, Contact, accessed 29.09.2026). We have not been able to verify some municipal information, and say so here: Sancaktepe Municipality's website and sub-sites could not be reached in three attempts on the research date (29.09.2026). We could not verify the service-building address, switchboard, call centre, Municipal Police or Cleaning Affairs details.

Permits for lorries and exterior lifts: the municipality's website was unavailable on the research date, so we could not verify switchboard or permit details. Until we can, we recommend asking the muhtarlık before moving day on narrow or one-way streets.

Old furniture, rubble and waste collection days: for the same reason, we could not find this information. We will add it when the municipality's publications are accessible. Our team takes away the boxes and packing materials left after a move; we can discuss unwanted old furniture during the site visit.

Public transport

The driverless M5 Üsküdar–Sultanbeyli line is the district's backbone. After Çekmeköy, its stations are Meclis, Sarıgazi, Sancaktepe Şehir Hastanesi, Sancaktepe, Samandıra Merkez and Veysel Karani, followed by Hasanpaşa and Sultanbeyli. Metro İstanbul says the Çekmeköy–Samandıra Merkez section opened on 16.03.2024 and the Samandıra Merkez–Sultanbeyli section on 22.05.2026. The line runs 06.00–24.00 on weekdays, with non-stop overnight service from Friday morning to Sunday night; connections are available to Marmaray at Üsküdar, the metrobüs at Altunizade and M8 at Dudullu (sources: Metro İstanbul M5 and news on the section opening, accessed 29.09.2026). Marmaray does not enter the district. The list below comes from the İBB layer dated June 2025, so it still shows stations as under construction; Metro İstanbul's current page says the line is open. For moving day, the point is that station exits and central junctions become congested at peak times.
