Maltepe removals

In Maltepe, a move starts with one question: is the address below or above the E-5? The lower district has flat streets and the Marmaray line; farther uphill are steep roads and newly built estates. We know all 18 neighbourhoods from the data and plan the team and vehicle accordingly.

Maltepe is one of the larger districts (ilçe in Turkish) closest to our Sancaktepe base: the road journey is about 10–16 km and takes 10–15 minutes without traffic (source: OSRM / OpenStreetMap, September 2026). On İstanbul's Asian side, it borders Kartal, Ataşehir, Sancaktepe and Kadıköy, as well as Adalar across the water. The District Governorate lists 18 neighbourhoods (mahalle in Turkish) across 50 km² (source: Maltepe District Governorate, Local Authorities and Geography, accessed 29.09.2026). The land rises northwards to nearly 480 metres, with its highest point towards Kayışdağı (source: Maltepe District Governorate, Geography, accessed 29.09.2026). Maltepe became a district after separating from Kartal in 1992 (source: Maltepe District Governorate, History, accessed 29.09.2026).

That change in elevation is what shapes moving day. Along the coast and Bağdat Avenue, a lorry can usually pull up by the door and the streets are flat. North of the E-5, the ramps towards Gülsuyu, Gülensu and Başıbüyük affect where the vehicle can stop and how far belongings need to be carried.

Access profile, neighbourhood by neighbourhood

The categories in the table are relative to Maltepe's own neighbourhoods. One important difference: even the neighbourhood with the largest share of one-way streets has only 35%, less than half Moda's 86% in Kadıköy. Here, gradient and building height matter more.

The data points to these practical choices for a move:

  • Coast and avenue corridor — Yalı, Altayçeşme, Feyzullah, İdealtepe and Küçükyalı Merkez: the district's flatter area (Yalı has an average gradient of 3.7%); 8–21% of streets are one-way, and buildings with mapped height data average 3–8 storeys. Mapped parking is concentrated in Yalı, with 33 sites, and is much scarcer elsewhere. The lorry can pull up to most streets; the main factors are the building management's loading hours and traffic on the minibus route.
  • Ramps north of the E-5 — Gülensu, Başıbüyük, Fındıklı, Gülsuyu, Zümrütevler and Esenkent: average gradients are 7–9.5%, and 47–59% of street length is steep. No mapped parking is recorded in Gülensu or Fındıklı. During the site visit, we identify a safe place to stop on the slope; this helps establish the carrying distance and team size.
  • Estate moves in Çınar, Zümrütevler and Cevizli: 1–6% of streets are one-way or narrow, but that does not show loading conditions inside an estate. In areas where residents describe both older buildings and new developments, check the goods-lift booking and building-entry registration in advance.
  • Altıntepe, Gülsuyu, İdealtepe and Girne: average gradients are 5.4–7.9%. Residents describe renewal work in Altıntepe and İdealtepe and older building stock in Gülsuyu. Checking the building lift and stairwell width at the address helps us choose the right loading point.
  • The larger, less built-up neighbourhoods — Büyükbakkalköy and Başıbüyük: at 21.5 and 10.2 km² respectively, they cover more than half the district; settlement is sparse relative to the area and roads are long. We confirm the directions and vehicle size by phone. A larger vehicle will generally fit at estate and villa addresses, though rural roads may be narrow.
  • Aydınevler and Bağlarbaşı: both have moderate gradients (6.3% and 5.4%). Marmaray's Maltepe station is within Bağlarbaşı, which has the district's longest local street network at about 30 km. Conditions vary from street to street, so we review the address on a map together during the site visit.

Zümrütevler

Zümrütevler has Maltepe's longest local street network at 46.7 km and an average gradient of 7.6%, placing it among the steeper areas. The Huzurevi and Maltepe M4 stations are within the neighbourhood boundary. Residents describe older buildings standing alongside new estates; we check the entrance, lift and loading point at the address.

    Several writers describe damaged side streets. One detailed post says Maltepe is sharply divided into areas above and below the E-5 and railway; traffic is heavy for much of the day beyond Piazza, and parking has become a real problem as old one- and two-storey homes have been replaced by apartment blocks without car parks.

    One resident says road access in the centre changed from day to day for more than two years during underpass and pedestrianisation work, with minibuses diverted through side streets; the work ended in autumn 2023 with a new pedestrian area. Another post mentions a five-storey limit on coastal buildings.

  • Küçükyalı Merkez, İdealtepe, Çınar

    A long-time resident says most buildings are 3–5 storeys, larger new blocks are only on the E-5 side, and there are garden estates near the coast. The coastal road, minibus avenue and E-5 all become congested at peak times; İdealtepe and Çınar are described as having a similar feel.

    Two detailed posts say urban renewal has replaced buildings of about ten flats with large blocks of around thirty flats at the same height, built close together. One writer mentions many homes for sale on the side streets and says they prefer the E-5 side.

    A recent post says urban renewal is moving quickly along the minibus avenue, with many buildings demolished and rebuilt in the past year and ground floors becoming cafés and restaurants. Older posts mention the neighbourhood's steep streets and stairways.

    Recent comments describe Cevizli as Maltepe's fastest-changing area, with new residential estates and office blocks, and increasingly dense construction.

    Writers say nearly every large developer has an urban-renewal project here and construction has continued for 10–15 years. One detailed post lists everyday frictions: disputes over parking, minibuses crowding the stops, and older buildings from the gecekondu era standing beside new estates.

  • Gülsuyu, Gülensu

    A consistent theme is very steep ramps up the hill, quiet streets and older buildings, mostly no more than three storeys, that have not yet seen urban renewal. A recent post says taxi and ride-hailing drivers often refuse to go up into the neighbourhood.

The moves we see most in Maltepe

  • 1+1 and studio moves along the coast and Marmaray line: a 1+1 has one bedroom plus a living room; we choose a suitable vehicle for the volume, building entrance and parking conditions.
  • Family homes (2+1 and 3+1) in Gülsuyu, Gülensu and Başıbüyük: a 2+1 has two bedrooms plus a living room, and a 3+1 has three bedrooms plus a living room. The ramps, building entrance and carrying distance determine the team plan.
  • Offices and shops: business blocks around Cevizli and the E-5; moves may need to take place outside business hours, with a separate packing plan for archives.
  • Moves during renewal in Altıntepe, İdealtepe and Zümrütevler: belongings can be packed and moved into storage while a building is being rebuilt, then moved again when the new home is ready.

Maltepe Municipality's main building is at No. 292 Bağdat Avenue, Feyzullah neighbourhood. Its call centre is 444 1 706, also used as a WhatsApp complaints line. The municipality says it does not accept applications by email; requests can be submitted through its online Requests, Applications and Complaints portal (source: Maltepe Municipality, Contact Details, accessed 29.09.2026).

Permits for lorries and exterior lifts: we could not find a published specific rule or fee on the municipality's website for a moving vehicle or mobile lift temporarily using the road (accessed 29.09.2026). On narrow, sloping streets, the best option is to ask the Municipal Police Directorate through the call centre before moving day; we can clarify this together during the site visit.

Old furniture, rubble and waste collection days: the municipality's environment page describes separate collection categories for packaging, electronic and textile waste, among others, but we could not find a published procedure or collection schedule for old furniture or rubble (source: Climate and Environment in Maltepe, accessed 29.09.2026). Tell us during the site visit if there are belongings you will not be taking, and we can include them in the plan.

Public transport

Maltepe's two rail lines run parallel to the E-5: the M4 metro (Küçükyalı, Maltepe, Huzurevi, Gülsuyu and Esenkent) and Marmaray (Küçükyalı, İdealtepe, Süreyya Plajı and Maltepe). The M4 is entirely underground and follows the D-100 (E-5) corridor; Bostancı station, on the district boundary, connects with M8 and Marmaray (source: Metro İstanbul M4 and M8, accessed 29.09.2026). For moving day, this means streets around stations and the minibus route are less suitable for loading at peak times; for these addresses, we suggest early morning or lunchtime.

Urban renewal and moving assistance

An İBB plan-note amendment on urban renewal (kentsel dönüşüm of earthquake-risk buildings) in Maltepe covers regulations concerning at-risk buildings in 17 neighbourhoods. The plans for Gülsuyu–Gülensu, Başıbüyük and Esenkent, as well as the "South of E-5" and "North of E-5" plans, are included (source: İBB Urban Transformation Directorate, accessed 29.09.2026). For tenants applying for moving assistance under Law No. 6306, the municipality says it requires an e-Devlet residence certificate showing the date the at-risk building was vacated (source: Maltepe Municipality, Law No. 6306 applications, accessed 29.09.2026). It is useful to account for this document when setting the moving date. We can pack belongings and take them to storage, then move them into the new building once it is ready.
