Pendik removals

In Pendik, the plan changes across three bands: the old centre between the coast and D-100, steep neighbourhoods climbing the Aydos foothills, and the wide, housing-complex streets of Kurtköy–Yenişehir. Where the lorry can stop, and whether it can pass the complex entrance, depends on the area.

For Pendik removals, we head south-east from our base in Sancaktepe. According to the District Governorate, the district covers 188.94 km², with 13 km of coastline, 53 km² of forest to the north and part of the Ömerli Dam lake along its boundary; it also borders Aydos Hill. Its 2025 Address-Based Population Registration System figure is 752,033. The same page lists 36 neighbourhoods, while İBB's at-risk-building planning note lists 29 urban neighbourhoods; most of the difference is made up of the village-like neighbourhoods in the north (sources: Pendik District Governorate, Geography and İBB Urban Transformation, Pendik planning note, accessed 29.09.2026). Sabiha Gökçen Airport, Teknopark, the shipyards, the high-speed rail station, Marmaray and M4 are all within the district. Planning depends as much on the junction and time of day as on street width.

Road journeys from Sancaktepe to Pendik addresses are around 14–21 km: Yayalar–Şeyhli is about 14 km, while the Güzelyalı coast is more than 20 km away. Free-flowing drive times are 15–20 minutes; an early start keeps the actual journey closer to this range (source: OSRM / OpenStreetMap, September 2026).

Here is what the figures mean on the ground, area by area:

  • The old centre and market streets — Batı, Doğu and Orta: 56% of Batı's streets and 34% of Doğu's are one-way or narrow; the map shows 32 parking areas in Batı and 25 in Doğu. Their average gradients are 5.2–5.7%, and floor data is limited. Orta covers just 0.3 km², has an average gradient of 7.5%, and half its streets are steep; there is no floor data, and Pendik station sits at its edge. During the site visit, we check where the lorry can wait and which way the one-way streets run.
  • The flatter ring around the centre — Yeni, Sapan Bağları, Yeşilbağlar and Bahçelievler: average gradients are 3.2–5%, the share of steep streets is 11–33%, and 3–11% of streets are one-way or narrow. Buildings with recorded floor data average around four storeys in the first three neighbourhoods; Bahçelievler has little floor data. At most addresses, the lorry can pull up to the entrance.
  • The eastern coast — Güzelyalı, Esenyalı and Çınardere: Güzelyalı has an average gradient of 5.7%, 10% of its streets are one-way or narrow, and it contains Marmaray's Güzelyalı and Tersane stations. After Dumlupınar, Esenyalı and Çınardere are the district's steepest neighbourhoods: average gradients are 8.1–8.8%, 55–58% of streets are steep, there are 0–1 mapped parking areas, and floor data is limited. On a slope, the vehicle may have to stop at the start of the street, so we plan the team size and exterior lift in advance.
  • The north-eastern belt — Kaynarca, Kavakpınar, Çamçeşme and Fevzi Çakmak: average gradients are 5.5–6.2%, 34–41% of streets are steep, and 1–17% are one-way or narrow. Kavakpınar has the district's longest local street network at 57.5 km, but no mapped parking areas. Kaynarca has 1,305 buildings and a Marmaray station; buildings with floor data in Fevzi Çakmak average four storeys, and the M4 Fevzi Çakmak-Hastane station is here. Stops on the M4 extension under construction are also in this belt; on moving day, we choose a stopping point away from station exits and construction works.
  • The Aydos foothills — Dumlupınar, Ertuğrul Gazi, Velibaba, Sülüntepe, Yayalar, Ahmet Yesevi and Fatih: average gradients are 6.3–9.9%, 37–60% of streets are steep, and no more than 8% are one-way or narrow. Dumlupınar is the district's steepest neighbourhood, at 9.9%, and contains Tavşantepe station. Ertuğrul Gazi has no mapped parking areas or floor data. Ahmet Yesevi has the district's largest building count, at 1,753; recorded buildings in Sülüntepe and Velibaba average four to five storeys. The lorry can enter a street without being able to reach the door on a slope, so we increase the team size to suit the gradient.
  • The Kurtköy belt — Yenişehir, Harmandere, Sanayi, Kurtköy, Çamlık and Şeyhli: this is the district's flattest area. Average gradients in the first three are 3–3.5%, with 12–18% of streets steep. In Yenişehir, 66% of streets are one-way or narrow, the highest share in the district; internal complex roads may be inflating this figure. Yenişehir leads the district with 45 mapped parking areas, and buildings with floor data average six to seven storeys. Harmandere has only 5.8 km of local streets and blocks averaging eight storeys. Sanayi covers 13.7 km², including the airport and Sabiha Gökçen station. Kurtköy has the second-largest building stock, at 1,507 buildings, and contains the M4 Kurtköy station. In Çamlık, 23% of streets are one-way or narrow; in Şeyhli, the figure is 13%, with no floor data. Here, the main issue is not the gradient but the complex management's rules on moving hours and lifts.

Güllü Bağlar and Esenler have mid-range figures: gradients of 4.7–5% and buildings with recorded floor data averaging four storeys. Orhangazi has no mapped parking areas or floor data; only 11 buildings are recorded in Ramazanoğlu. Göçbeyli, Ballıca, Kurna, Emirli and Kurtdoğmuş, which the District Governorate identifies as agricultural areas, are village neighbourhoods in the Ömerli basin. Each covers 14–32 km², but the map shows only 65–377 buildings in each; there is no floor data, and average gradients are 4–5.8%. For villa moves, we check the width of the village road during the site visit.

Airport, Teknopark and the Kurtköy exit: parking and timing

The M4 follows D-100 as far as Tavşantepe, then turns north of D-100 towards Sabiha Gökçen Airport; it runs from 06.00 to 24.00 (source: Metro İstanbul M4, accessed 29.09.2026). Passengers and Teknopark employees write that there is no metro to the airport after midnight on weekdays and that airport parking is insufficient on public holidays. At Teknopark, most covered parking is allocated to companies; unauthorised vehicles are towed. For both kinds of address, we obtain written approval for the loading area and parking from the campus or housing-complex management in advance. Older observations from 2015–2017 often describe congestion at the Kurtköy exit on D-100 and Pendik Bridge during morning and evening peaks; for moves between Kurtköy and the coast, we plan to cross this bottleneck outside peak hours. İBB says a reserve development area of around 783 hectares was declared on the boundary between Kurna and Harmandere, so new complex handovers and construction traffic may be expected north of Kurtköy (source: İBB Urban Transformation, Kurna Special Project Area, accessed 29.09.2026).

  • Batı, Doğu, Kaynarca, Bahçelievler, Sapan Bağları

    Residents describe the central neighbourhoods as busy market areas with two rail stations. Aydınlı Yolu in lower Kaynarca is a lively street, while Palmiye is used as an informal local area name when giving directions. Writers expect a new, larger municipal service building in the centre, note that Pendik metro has several exits, and say the underpasses near Marmaray are poorly maintained.

  • Yenişehir, Çamlık

    Residents complain about patchy, damaged tarmac on the district's busiest roads and an increase in motorbike couriers, while describing Yenişehir and Çamlık as orderly, popular areas. They also note the irregular street pattern around the shipyards.

  • Kurtköy, Yenişehir, Harmandere, Sanayi

    The name Kurtköy is used collectively for Yenişehir, Harmandere, Sanayi and Kurtköy neighbourhoods: residents describe wide roads and mostly new housing-complex developments. Larger complexes with gardens are concentrated in Yenişehir, with smaller ones in Kurtköy Mahallesi. They report congestion at the area's entrances and exits, more arrivals from Ankara and İstanbul's European side, and distance from the centre as the main drawback.

  • Kurtköy

    One resident writes that Kurtköy metro station is opposite a private hospital and around a 40-minute walk from the centre of Kurtköy, so it does not align with the settlement. Addresses described as being near the metro may therefore be misleading in this area.

  • Kaynarca

    Kaynarca residents say the Marmaray line runs along the neighbourhood's southern edge and has one station there.

  • Kavakpınar, Çamçeşme

    Kavakpınar, also known as Üst Kaynarca, is described as having had plenty of vacant land, now largely built over with dense new apartment blocks. Abdi İpekçi Street is its main artery. Nearby Çamçeşme is closer to the coast, and residents say building density there is increasing each year too.

  • Ertuğrul Gazi

    Residents describe Ertuğrul Gazi, north of D-100 on the slopes of Aydos Forest, as retaining its village character. High-end towers have risen around it, while low-rise homes and the older village fabric remain within the neighbourhood.

  • Sülüntepe

    Sülüntepe is described as a northern neighbourhood on the edge of the district, far from the centre. Residents say infrastructure arrived late, but note that it has a school, family health centre and sports complex.

  • Doğu

    Older posts describe the Kurtköy exit on D-100 and the area around Pendik Bridge as congested in the morning and evening, with heavy traffic for much of the day and difficult access to the exit from the Kadıköy direction. Pendik metro station is at this junction. These accounts are old, so current conditions should be checked on site.

  • Sanayi, Kurtköy

    Employees report serious parking constraints on campus: most covered spaces are allocated to companies, while unauthorised vehicles are identified by registration number and towed or clamped. There is no metro station, and transport relies mainly on shuttle buses. For an office move, without advance loading and parking permission the vehicle may have to stop some distance away.

  • Sanayi

    Passengers say the M4 reaches the terminal but does not run after midnight on weekdays, while overnight services continue at weekends. Repeated complaints include insufficient parking and heavy traffic around the terminal on public holidays.

  • Ballıca

    Residents describe Ballıca as retaining a village character and feeling separate from the city, while being a short drive from İstanbul Park and Viaport. They say the number of luxury villas nearby has grown in recent years.

The moves we see most in Pendik

  • Moves into housing complexes and new developments: handovers in Kurtköy, Yenişehir and Harmandere; the management's rules on hours, lifts and vehicle access come first.
  • Single-person and studio homes (1+1): fewer belongings around the centre and Kaynarca, with a smaller vehicle and a two-person team.
  • Family homes (2+1, 3+1): homes on the Aydos foothills and in the north-eastern neighbourhoods, with team size, packing and dismantling planned around the slopes. A 2+1 means two bedrooms and a living room; a 3+1 means three bedrooms and a living room.
  • Offices and shops: Teknopark, the airport area and the market streets; loading permission and out-of-hours work may be needed.
  • Urban-renewal moves and storage: İBB's planning note covers 29 urban neighbourhoods. If belongings need to be stored for months while a building is renewed, the move and storage service can be planned together.
  • Villas and detached homes: longer journeys and narrow village roads around Ballıca, Kurna and the nearby village neighbourhoods.

The municipality website was unavailable on the research date. We will add details of the service building, switchboard and requests-and-complaints channel when the site is accessible; residents write that they are expecting a new, larger municipal service building in the centre. According to the District Governorate, the Government House is at No. 4 Nevbahar Street, Doğu Mahallesi. The Civil Registration Directorate and Land Registry are in Block A of the same complex; Block D has covered parking. The switchboard is 0216 657 02 04 (sources: Pendik District Governorate, Government House History and Contact, accessed 29.09.2026).

Permits for lorries and exterior lifts: as the municipality website was unavailable, we could not confirm whether Municipal Police have published rules on removal vehicles, mobile lifts or temporary use of the road (attempted 29.09.2026). Permission for addresses within housing complexes comes from their management; for the market streets and narrow roads, we recommend checking with the municipality before moving day.

Old furniture, rubble and waste collection days: for the same reason, we could not find an old-furniture collection number, rubble rules or waste collection days (attempted 29.09.2026). Our team takes away the boxes and packing materials left after the move; we can discuss unwanted furniture during the site visit.

Public transport

The M4 stations in Pendik are Pendik, Tavşantepe, Fevzi Çakmak-Hastane, Yayalar-Şeyhli, Kurtköy and Sabiha Gökçen Airport. An İETT connection runs from Pendik station to the high-speed rail station. M5 ends in Sultanbeyli; Metro İstanbul's line page does not show an extension towards Pendik (sources: Metro İstanbul M4 and M5, accessed 29.09.2026). İBB's station layer shows Marmaray stops at Güzelyalı, Kaynarca, Pendik and Tersane, as well as the M4 extension to Tuzla and the M10 Pendik–Fevzi Çakmak section under construction. We did not check TCDD pages for Marmaray timetables. Around stations, we position the lorry on a side street rather than at the entrance.

The District Governorate names Tuzla and Kocaeli to the east, Sultanbeyli to the north and Kartal to the west; the map shows Sancaktepe, Çekmeköy and Şile along the northern boundary by Ömerli.
