Ümraniye removals
We work in Ümraniye as if it were three different districts: one-way streets around Çarşı, industrial and bus traffic in Dudullu, and the towers of Finanskent. How close a lorry can get depends on the neighbourhood, so we start with the address.
We handle removals in Ümraniye, west of our base in Sancaktepe. The municipality gives the district's area as 45 km² and lists 35 neighbourhoods; the District Governorate also counts 35. It is an inland district with no coast. Our map follows the İBB/OSM layer and shows 36 neighbourhood boundaries, so we leave the difference from the official list visible. The area was a village belonging to Üsküdar until the Republican period, then grew through migration after it was designated an organised industrial zone and became a district in 1987–88 (sources: Ümraniye District Governorate, History of Ümraniye and Ümraniye Municipality, History of Ümraniye, accessed 29.09.2026). According to our map boundaries, its neighbours are Üsküdar, Ataşehir, Sancaktepe, Çekmeköy and Beykoz; the official pages do not list neighbouring districts.
The road journey from our Sancaktepe base to Ümraniye is around 8–18 km. Necip Fazıl and Dudullu are closest to us; Çarşı and the Üsküdar boundary are furthest away. In free-flowing traffic, the drive takes 8–16 minutes; an early start keeps it close to that estimate (source: OSRM / OpenStreetMap, September 2026).

The map shows the boundaries of 36 neighbourhoods, muhtarlık offices, M5 and M8 stations, the six stations of the M12 line under construction, and taxi ranks. The satellite view makes the large plots of Dudullu Organised Industrial Zone and the dense residential fabric of Topağacı easy to distinguish.
Access profile, neighbourhood by neighbourhood
Categories are relative to Ümraniye's own neighbourhoods. Apart from Parseller, mapped floor data covers less than 3% of buildings in every neighbourhood; we ask about the number of storeys and lift during the site visit rather than infer them from the table.

Here is what the figures mean on moving day:
- Neighbourhoods with many one-way streets — Madenler, Atatürk, Şerifali, Esenkent, Mehmet Akif, İstiklal, Yamanevler and Namık Kemal: 20–75% of streets are one-way or narrow; Madenler reaches 75%, and Atatürk and Şerifali are at 52%. Gradients are low or moderate (average 3.3–6.5%); the issue is the traffic that builds up behind a lorry on a one-way street. Yamanevler has 18 mapped car parks, the district's highest count; the municipal service building is in Atatürk. We schedule loading for early morning.
- Two-way but steep — Topağacı, Dumlupınar, Hekimbaşı, Kazım Karabekir, Cemil Meriç, Huzur and Adem Yavuz: none of the seven has one-way or narrow streets in the data, but average gradients are 5.8–10% and 41–64% of street length is steep. Topağacı is the steepest at 10%; Cemil Meriç has the longest local street network, at around 37.5 km. There are no mapped car parks in some of these neighbourhoods and only one or two in others. The lorry can enter the street, but we increase the team size on slopes.
- Steep slopes and narrow streets together — Çamlık, Armağanevler, Tatlısu, Site, Elmalıkent, Çakmak, Tepeüstü, Ihlamurkuyu and Atakent: average gradients are 6.5–7.9%, 43–58% of streets are steep (Tatlısu is highest in this group), and 4–15% are one-way or narrow. Çakmak and Elmalıkent each have more than 1,300 buildings in an area of around one square kilometre. We identify a suitable place for an exterior lift street by street during the site visit.
- Dudullu corridor and industry — Dudullu OSB, Yukarı Dudullu, Aşağı Dudullu and Esenşehir: this is the district's flattest area. Dudullu OSB leads by a wide margin, with an average gradient of 2.2% and 8% steep streets; the average gradient in all four neighbourhoods is below 5.5%. The industrial zone covers 2.9 km² and has only 385 buildings: large plots, wide roads and lorry traffic. Yukarı Dudullu is a dense residential neighbourhood, with 37 km of local streets and more than 1,400 buildings. The lorry can reach the entrance; the challenge is the timing of the industrial-zone exit and the scattered bus terminals residents describe.
- A belt of wider streets and moderate slopes — Altınşehir, Fatih Sultan Mehmet, İnkılap, Parseller, Necip Fazıl and Esenevler: average gradients are 4.7–5.4%, 28–38% of streets are steep, and at most 11% are one-way or narrow. İnkılap has the district's largest building count, at 1,775. Fatih Sultan Mehmet is the largest neighbourhood at 4.1 km², but the map records only 3.5 km of local streets and 185 buildings. The plan is shaped by the building entrance and complex rules.
- Centre and finance — Tantavi and Finanskent: Tantavi is a small, older centre with 336 buildings; the District Governorate and Ümraniye M5 station are here. Finanskent has no one-way streets, but its average gradient is 7.1% and no car parks are mapped. For tower moves, we arrange the goods-lift booking and security registration in advance.
Crossing the Bosphorus: which bridge takes the lorry
The district's ring-road connection from Tepeüstü leads to the Fatih Sultan Mehmet Bridge. According to the General Directorate of Highways, both that bridge and the 15 Temmuz Şehitler Bridge are closed to lorries; Yavuz Sultan Selim Bridge is the only crossing open to all vehicle classes (source: General Directorate of Highways, Restrictions and Prohibitions, accessed 29.09.2026). Our lorry travels north to reach the European side, and we include the longer journey in the day's plan during the site visit.

- İnkılap, Yamanevler, Çakmak
Residents say Friday gridlock starts in the afternoon and lasts into the evening, affecting main roads such as Küçüksu, Alemdağ, Mithatpaşa, Haldun Alagaş and Site Yolu. Road edges and areas by stops become informal parking, while public buses and minibuses set down passengers in the middle lane. They also recall metro construction narrowing the Tepeüstü–Alemdağ route for years.

- Atatürk, Tantavi
Residents say that after the metro opened and the pandemic, older detached houses were demolished and replaced by apartment blocks, housing complexes and residences; population and traffic increased noticeably. They also report new complex handovers and people moving out of older buildings at the same time.

Residents say cars, articulated lorries and trucks park on pavements, forcing pedestrians into the road. Someone who lived in the south for ten years advises against driving into central Çarşı; traffic is said to be lighter in southern neighbourhoods near the TEM, though metro stations are not within walking distance. The side facing Üsküdar is described as having narrow streets but being liveable.

Residents say getting around the district is very slow at commuting times, and note the new, tall blocks with many flats. One user says it took about two hours to travel from Maltepe to Ümraniye by public transport.

Residents say the neighbourhood is a few hundred metres from Ataşehir but kilometres from central Ümraniye; although the address is in Ümraniye, access is via the TEM side road and from Ataşehir. Older posts mention steep, uneven roads, difficult access to buildings away from Hatboyu Avenue, and the street becoming impassable in snow; offices and homes have increased since the financial centre arrived.

Residents say several intercity bus terminals are scattered across cramped, hard-to-reach areas, making them difficult to find with luggage. Older posts describe the area as an industrial and furniture district, with DES, İMES and MODOKO; industrial and bus traffic share the same corridor.

- Çakmak
Residents say the second-bridge ring road runs through the middle of the neighbourhood. There has been extensive redevelopment in recent years; Soyak Yenişehir is on its boundary, and the neighbourhood has become one where financial-centre employees rent homes.

Residents say the avenue runs for kilometres from Kısıklı to Alemdağ; house numbers restart at the Ümraniye boundary, so the same number can appear twice. They say the section by the Ümraniye metro exit has become a pedestrian street closed to traffic, and recommend back routes via Atakent, Hekimbaşı and Libadiye for Dudullu.

- Tepeüstü
Residents say the Ümraniye exit from Fatih Sultan Mehmet Bridge and the connection to the Şile road are here. The junction is busy even when the bridges are clear, while a small IETT depot and shopping centre add to local congestion. They describe this as a bottleneck for entering and leaving the district via the TEM.

- Finanskent
Residents say public-bank and board employees transferred from Ankara to the financial centre have settled in nearby districts such as Çekmeköy and Sancaktepe; some institutions rented whole blocks and provided staff accommodation. The centre's retail area opened in summer 2026, and posts also say directions can be confusing because the map pin is misplaced.

The moves we see most in Ümraniye
- Family homes (2+1, 3+1): the district's main type of move; we plan for one-way streets around Çarşı and team size for the slopes in northern neighbourhoods. A 2+1 means two bedrooms and a living room; a 3+1 has three bedrooms and a living room.
- Single-person homes (1+1, studio): people moving to Finanskent and Dudullu for work, including public-sector staff transferred from Ankara, as residents describe; fewer belongings, a smaller vehicle and a two-person team. A 1+1 means one bedroom and a living room.
- Moves within housing complexes and new-build handovers: residents write that complexes and high-rise residences have replaced older detached houses. We arrange management registration, the goods lift and the moving slot at the outset.
- Offices, towers and workshops: Finanskent towers and industrial estates and workshops around İMES and MODOKO-KEYAP in Dudullu; moves may need to take place outside business hours, account for goods-lift queues, and include separate packing for machinery and shelving.
- Urban-renewal moves and storage: an İBB planning-note amendment dated March 2022 applies the at-risk-building provisions to all of the district's planning areas; we found no declared urban-renewal or reserve area (source: İBB Urban Transformation, Ümraniye planning note, accessed 29.09.2026). The municipality publishes applications for rent assistance and evacuation support. We pack belongings from an at-risk building, take them to our Sancaktepe storage facility and move them in one trip when the new building is ready. Our storage service is in a neighbouring district.

Ümraniye Municipality's service building is at No. 63 Fatih Sultan Mehmet Avenue, Atatürk Mahallesi. Its Çözüm Hattı (Solutions Line) is 444 9 822, and also provides WhatsApp support. The Municipal Police can be reached through the same switchboard on extension 1174, Cleaning Affairs on extensions 1461–1465, and Urban Transformation on extension 1575 (sources: Ümraniye Municipality, Contact, Municipal Police Services and Urban Transformation Services, accessed 29.09.2026). The District Governorate is at No. 16 Egemenlik Avenue, Tantavi Mahallesi (source: Ümraniye District Governorate, Contact, accessed 29.09.2026).
Permits for lorries and exterior lifts: we could not find a published rule or fee on the municipality's Municipal Police guide for temporarily using the road with a moving vehicle or mobile lift (accessed 29.09.2026). On one-way streets, the best option is to ask the Municipal Police through 444 9 822 in advance.
Old furniture, rubble and waste collection days: the municipality says it collects bagged rubble and bulky old items such as sofas and cupboards within two days of a request submitted through the Solutions Centre, by phone or by petition. Loose excavation waste is not collected; electrical waste has a separate collection every 15 days. Waste collection times are set by UKOME, but no neighbourhood-by-neighbourhood timetable is published (sources: Rubble and Solid Waste Collection Request, Electrical and Electronic Waste Collection and Rubbish Collection, accessed 29.09.2026). Our team takes away the boxes and packing materials left on moving day.
Public transport
Within Ümraniye, the İBB layer includes the M5 Üsküdar–Sultanbeyli stations Ümraniye, Çarşı, Yamanevler, Çakmak, Ihlamurkuyu, Altınşehir, İmam Hatip Lisesi, Dudullu and Necip Fazıl. The line runs 06.00–24.00 on weekdays, has overnight service at weekends and connects with M8 at Dudullu (source: Metro İstanbul M5, accessed 29.09.2026). The M8 Bostancı–Parseller line also serves the district at İMES, MODOKO-KEYAP, Dudullu, Huzur and Parseller, and runs from 06.00 to 00.00 (source: Metro İstanbul M8, accessed 29.09.2026). The Göztepe–Ümraniye M12 line is under construction; the project lists Finans Merkezi, Site, Atakent, Çarşı, SBÜ Hastanesi and Kazım Karabekir stations, with opening targeted for late 2026 (sources: lines under construction and news dated 22.05.2026, accessed 29.09.2026). There is no Marmaray or metrobüs station in the district. For moving day, residents say the street outside Ümraniye station has been pedestrianised; we approach by a side street with the lorry.
