Kartal removals

Kartal has three distinct bands: the flat coast south of the railway, blocks along the D-100 and slopes climbing from Yakacık towards Aydos. How close the lorry can get to your door depends on which band you're in.

We handle removals in Kartal, south of our base in Sancaktepe. According to the District Governorate, Pendik is to the east, Maltepe to the west, Sultanbeyli and Sancaktepe to the north, and the Sea of Marmara to the south. Kartal has 20 neighbourhoods, 2,186 roads and streets, and an area of 38.54 km² including Aydos Forest. Aydos, İstanbul's highest hill at 573 metres, lies partly within the district; the Dragos Stream runs from the hill of Dragos to the sea, marking the western boundary (sources: Kartal District Governorate, Geographical Structure and History, accessed 29.09.2026). İBB's planning areas reflect the same bands: E-5 North, Kartal South and Kordonboyu have separate plans.

The road journey from Sancaktepe to Kartal is around 12–16 km. Soğanlık and the district centre are just under 12 km away; Başak, on the coast, is closer to 16 km. In free-flowing traffic, the drive takes 10–15 minutes; an early start keeps the actual journey close to that estimate (source: OSRM / OpenStreetMap, September 2026).

Here is what the table means on moving day:

  • The flat coastal strip — Kordonboyu, Yalı, Yunus and Topselvi: the district's flattest area, with average gradients of 3.6–3.7%, 18–20% steep streets and 1–5% one-way or narrow streets. Kordonboyu leads the district with 26 mapped car parks; the few buildings with floor data average nine storeys, reflecting its blocks along the coast. Yalı, Yunus and Topselvi average around four storeys. The lorry can reach most doors; the plan depends on the block entrance, lift and complex rules.
  • The old centre — Yukarı, Orta and Atalar: 37% of Yukarı's streets are one-way or narrow, its average gradient is 7.4%, and 52% of its streets are steep; the municipal service building is here. In Atalar, 21% of streets are one-way or narrow, the average gradient is 6.1%, and buildings with floor data average six storeys. Orta is easier to access: 8% one-way or narrow streets, a 4.4% average gradient and buildings with recorded heights at one to two storeys; Kartal M4 station is here. The main question in the centre is where the lorry can wait; we aim to finish loading before the market opens.
  • The D-100 belt — Esentepe, Cevizli, Soğanlık Yeni and Çavuşoğlu: average gradients are 4.1–4.7%, and 23–28% of streets are steep. Esentepe has the district's largest building stock, at 2,291 buildings; only 3% of its streets are one-way or narrow. In Soğanlık Yeni, that share is 1%; there is little floor data, but the buildings with recorded heights average ten storeys. Cevizli has 14% one-way or narrow streets and 11 mapped car parks, but very little floor data; there is little in Çavuşoğlu either. The slope is not the issue: the timing of the D-100 side road and the courthouse-hospital junction matters.
  • The Dragos slope — Orhantepe: around 2.9 km² and 2,000 buildings, with an average gradient of 5.8%, 36% steep streets and 7% one-way or narrow streets. Its 17 mapped car parks are second-most in the district, and Marmaray's Cevizli station is here. Floor data is limited. On streets climbing the hill, we may need to leave the vehicle lower down and add team members.
  • The Aydos foothills — Hürriyet, Yakacık Çarşı, Yakacık Yeni, Uğur Mumcu and Karlıktepe: average gradients are 6.6–8.9%, 43–61% of street length is steep, and no more than 6% of streets are one-way or narrow. Hürriyet has the longest local street network at 55 km and 2,214 buildings. Yakacık Yeni is the largest neighbourhood at 7.9 km², but has only 364 buildings; the rest is forest. Buildings with recorded heights in Uğur Mumcu average eight storeys; in Karlıktepe they average five to six, and the District Governorate is here. The lorry can enter the streets, but we plan team size and any exterior lift from the outset.
  • Narrow streets and slopes together — Petrol İş, Cumhuriyet and Gümüşpınar: in Petrol İş, 17% of streets are one-way or narrow, the average gradient is 6.2%, no car parks are mapped, and buildings with floor data average six storeys. Cumhuriyet has a 6% average gradient, 40% steep streets and one mapped car park; Kartal's Yakacık-Adnan Kahveci M4 station is here. Gümüşpınar also has no mapped car parks, a 5.7% average gradient and buildings with recorded heights at one to two storeys. We check turning points during the site visit.

Court, hospital and D-100: when to schedule

M4's Hastane-Adliye station is in Cevizli. The courthouse and hospital are not named on the official Kartal pages, so we rely only on the station name and residents' accounts. Residents write that the area becomes congested on hearing days from Tuesday to Thursday. We avoid those mornings for addresses in Cevizli and Esentepe; if that is not possible, we start loading before 07.00. The municipality's emergency assembly-point table identifies Kartal Metro Park Garage on the D-100 southern side road and Yunus Garage in Çavuşoğlu as transfer areas. Yunus Garage is also listed as a transfer area on the municipality's transport page; many bus routes end at Kartal Metro or Cevizli (sources: Emergency Assembly Areas and Getting to Kartal, accessed 29.09.2026).

    Residents write that construction around the Marmaray station has increased traffic and disruption in the centre, and that the market bus stop is busy throughout the day. The same discussion mentions regular ferry services from Kartal to Adalar.

    Residents say the centre and Bankalar Avenue have a long-standing character that has become less distinct since the old state hospital was demolished. They also report that people moving to the district tend to choose coastal areas such as Dragos.

    Residents say Soğanlık Yeni beside the E-5 has new office and residential towers, while the northern part has narrow streets and a busy market. They also describe streets climbing from the E-5 through business centres.

    Residents describe Uğur Mumcu as a hillside neighbourhood far from the centre and next to Aydos Forest. They say buses are full in the morning, the direct service to Kadıköy has been withdrawn, and journeys now require several changes. A 2026 post objects to tree felling during redevelopment and to new blocks.

    Residents describe Yakacık as a hillside area far from the centre, with a suburban feel and views towards Adalar and green space; they praise Aydos Forest. Older posts criticise rapid apartment construction and building along the edge of wooded areas.

    Residents say Cevizli is split between Kartal and Maltepe and has no direct connection to the coast. They say the coastal part is officially called Orhantepe, although people refer to both parts as Cevizli; the former Tekel factory and staff housing are familiar local landmarks.

    Residents describe Dragos as a quiet, green hill area with steep streets. They say the hill is officially part of Kartal, while heading north leads to the main road and going downhill south to the coast takes you into Maltepe.

    Residents write that M4 Hastane-Adliye station has five exits with moving walkways, one of which connects underground to a nearby shopping centre. They also describe the station, shopping centre, courthouse and hospital as being in the same area.

The moves we see most in Kartal

  • Family homes (2+1, 3+1): from busy neighbourhoods such as Hürriyet, Esentepe and Cumhuriyet; team size for slopes and timing for the D-100 belt. A 2+1 means two bedrooms and a living room; a 3+1 has three bedrooms and a living room.
  • Single-person and student homes (1+1, studio): around the centre and metro stations; fewer belongings, a smaller vehicle and a two-person team. A 1+1 means one bedroom and a living room.
  • Moves within housing complexes and new-build handovers: high-rise blocks in Kordonboyu, Soğanlık Yeni and Uğur Mumcu; we agree the building's moving hours, goods-lift booking and security registration in advance.
  • Offices and shops: office blocks beside the D-100 in Soğanlık and Bankalar Avenue in the centre; moves may need to take place outside business hours, with separate packing for archives.
  • Urban-renewal moves and storage: while a building is being renewed, belongings may need to stay in storage for months, so we plan the move and storage together.
  • Homes on the slopes and coast: older low-rise houses and villas in Dragos, and hillside apartment blocks in Yakacık; we choose the vehicle for steep ramps during the site visit.

Kartal Municipality's service building is at No. 6 Belediye Street, Yukarı Mahallesi. Its Komşu İletişim Merkezi (KİMER, Neighbourhood Contact Centre) is 444 4 578; there is also a WhatsApp line on 0532 136 90 90 and a request form on the e-municipality site (source: Kartal Municipality, Contact, accessed 29.09.2026). Municipal Police operates four local offices: Cevizli, 0216 280 67 60; Yakacık, 0216 280 67 85; Topselvi, 0216 280 65 80; and Soğanlık, 0216 280 67 80 (source: Municipal Police Offices, accessed 29.09.2026). The District Governorate is at No. 17 Spor Avenue, Karlıktepe Mahallesi; its switchboard is 0216 473 24 55 (source: Kartal District Governorate, Contact, accessed 29.09.2026).

Permits for lorries and exterior lifts: we could not find a published rule or fee on the municipality's website for temporarily using the road with a moving vehicle or mobile lift (accessed 29.09.2026). The frequently asked questions define a general occupation fee calculated by day and square metre, but do not list a separate item for lorries or lifts. The Municipal Police regulations and notices were available only as PDFs and could not be read for this version (sources: Frequently Asked Questions and Municipal Police documents, accessed 29.09.2026). On narrow streets, we recommend asking the local Municipal Police office in advance.

Old furniture, rubble and waste collection days: the municipality says it collects bulky items such as sofas, cupboards, beds and bed bases from the address as part of its daily schedule. The fee is set at the address according to the quantity, and leaving items outside without making a request may result in a penalty. Requests can be made through KİMER or WhatsApp (source: Kartal Municipality homepage notice, accessed 29.09.2026). We could not find a published table for household waste days or rubble rules; the packaging-waste list appears on the site only as an image (source: Environmental Services, accessed 29.09.2026). Our team takes away the remaining boxes and packing materials.

Public transport

The M4 Kadıköy–Sabiha Gökçen line follows the D-100 corridor through Kartal. Its stations in the district are Hastane-Adliye, Soğanlık, Kartal and Yakacık-Adnan Kahveci. The line runs from 06.00 to 00.00, with services every five minutes at peak times; it connects with Marmaray at Ayrılık Çeşmesi, while the Kartal station page does not mention a Marmaray connection (source: Metro İstanbul M4, accessed 29.09.2026). According to the İBB layer on our map, Marmaray's five stations — Atalar, Başak, Kartal, Cevizli and Yunus — are in the coastal neighbourhoods; they are listed below. The municipality's transport page lists bus routes only, many of which terminate at Kartal Metro or Cevizli. For moving day, station squares are busy throughout the day, so we use a side street for loading.

Urban renewal and storage

İBB's planning-note amendment on buildings at risk in Kartal applies the relevant provisions to all 20 neighbourhoods, across the E-5 North, Kartal South Revision, Kartal Centre, Kartal Soğanlık and Kordonboyu plans (source: İBB Urban Transformation, Kartal planning note, accessed 29.09.2026). A plot of around 2.1 hectares in Karlıktepe was designated a reserve building area in 2017, and its plans were approved on 21.01.2025; construction and new-home handovers may be expected in the surrounding area (source: Karlıktepe reserve building area, accessed 29.09.2026). We could not find readable information about rent support or evacuation procedures on the municipality's Urban Transformation Directorate page (accessed 29.09.2026). We pack belongings from an at-risk building, take them to our Sancaktepe storage facility and move them into the new building in one trip once it is ready.
