Zeytinburnu removals

In Zeytinburnu, congestion matters more than hills: high-rise estate rules and the Eurasia Tunnel queue in Kazlıçeşme; tightly packed four-storey flats in Telsiz and Beştelsiz, where a lorry may not fit at the door; and streets residents say are being closed by building-by-building renewal.

Zeytinburnu removals mean working in a flat but congested district on the Sea of Marmara, just west of the old city walls. The District Governorate lists 13 neighbourhoods. The district is about 5.5 km from north to south and 2.5 km from east to west. According to the Governorate, there is no natural barrier between the shore and inland areas; the south is a flat plain, while the east rises gently northwards to 51 metres in Maltepe neighbourhood. Its neighbours are Fatih to the east, Bakırköy and Güngören to the west, and Bayrampaşa to the north (source: Zeytinburnu District Governorate, Geography, accessed 30.09.2026). The area grew as an industrial shore where leather workers were relocated and became a separate district in 1957 (source: History of the district, accessed 30.09.2026).

The car-profile road distance from our Sancaktepe base to Zeytinburnu is about 34–38 km: 34 km to the nearest point, 36 km to the district's centre of gravity and around 38 km to Fetihkapı. In free-flowing traffic, this profile takes 30–35 minutes; an early-morning departure is likely to be close to that estimate (source: OSRM / OpenStreetMap, September 2026). This car route crosses the Bosphorus via either the 15 July Martyrs or Fatih Sultan Mehmet Bridge; our lorry has to use Yavuz Sultan Selim Bridge, so its actual route is longer.

Crossing the Bosphorus: which bridge takes the lorry

Zeytinburnu has a curious advantage and a catch. The European-side exit of the Eurasia Tunnel is in Kazlıçeşme, right in the district, but the operator's FAQ says vehicles over 2.80 metres high and 5 tonnes cannot use the tunnel. Its toll table lists cars, minibuses and motorcycles only, with no lorry class. So a removals lorry coming from the Asian side cannot use the tunnel that emerges almost at its destination. The General Directorate of Highways restrictions list also bars lorries and buses from 15 July Martyrs and Fatih Sultan Mehmet bridges; the only crossing open to all motor vehicle classes is Yavuz Sultan Selim Bridge (sources: Eurasia Tunnel FAQ, Eurasia Tunnel tolls, KGM restrictions and prohibitions, accessed 30.09.2026). In practice, the lorry approaches from the north, crosses Yavuz Sultan Selim Bridge and reaches Zeytinburnu via the D-100. This adds distance and time, so we include it in the day plan during the site visit. We confirm by phone whether a smaller vehicle can use the tunnel, based on its class. Residents often write that the tunnel toll queue blocks the shore road from Yenikapı to Zeytinburnu; we approach Kazlıçeşme addresses via the inner streets.

Access profile, neighbourhood by neighbourhood

These categories compare Zeytinburnu's 13 neighbourhoods with one another. The District Governorate describes the south as flat and the north as gently sloping; the neighbourhoods called hilly below would seem level by Üsküdar standards, and the built-up pattern may slightly exaggerate gradients in the surface model. The main differences are street width, building count and mapped car parks.

Here is what the figures mean on moving day:

  • Shore and tram corridor – Kazlıçeşme, Seyitnizam and Merkezefendi: these are the district's three flattest neighbourhoods, with average gradients of 3.5–4.6% and 16–27% of streets classed as steep. Yet 21–22% of streets are one-way or narrow because there are few local streets and many main roads: Kazlıçeşme has 8.6 km of local streets against 15 km of main roads. It has 14 mapped car parks; floor data is sparse, but the few recorded buildings average 10 storeys. Almost no floor data is recorded in Seyitnizam or Merkezefendi. Estate rules and goods-lift hours in coastal high-rises, and the lack of a place for a lorry to stop on tram streets, shape the plan.
  • The large northern neighbourhood – Maltepe: at 3.1 km², it is the district's largest neighbourhood, with 17.4 km of local streets and 22.7 km of main roads. 17% of streets are one-way or narrow; its average gradient is 5.4%, with 34% of streets classed as steep. Its 15 mapped car parks are the district's highest count. Floor data is limited, and the recorded buildings are high-rise blocks. Topkapı and Fetihkapı tram stops are here; the western edge borders Merter's textile wholesale streets, where residents say vehicles loading goods block the road. Early loading is essential around the D-100 and Topkapı junction.
  • The moderately sloping inner neighbourhoods – Telsiz, Beştelsiz, Nuripaşa and Yeşiltepe: this is the district's characteristic fabric. Average gradients are 5.4–5.9%, and 33–40% of streets are steep; only 2–10% are one-way or narrow. Storey data is well recorded in these four neighbourhoods, averaging four floors. Telsiz has 2,058 buildings, the district's highest count; Beştelsiz has 1,456 and Nuripaşa 1,206. Beştelsiz has two mapped car parks and the other three have none. A lorry can enter most streets but finding a place to stop is difficult; we commonly plan an exterior lift or an additional team member for fourth-floor moves.
  • The relatively hilly south-west – Çırpıcı, Gökalp, Sümer, Veliefendi and Yenidoğan: average gradients are 6.2–7.2%, with 38–50% of streets steep, making this the district's most uneven group. 3–10% of streets are one-way or narrow. Recorded buildings average around four storeys; Sümer averages 4.2, though the share with floor data is lower there. Yenidoğan has 536 buildings and Çırpıcı 1,326. Mapped car parks number three in Çırpıcı and one in Gökalp; the other three have none. Yenidoğan is the district's smallest neighbourhood at 0.16 km², with 4.3 km of streets. An İBB-declared renewal area lies east of the racecourse in Sümer.

Urban renewal and closed streets

On İBB's urban-renewal website, the only entry for Zeytinburnu is Sümer neighbourhood: the 5.12-hectare area north of Merv Avenue and east of Veliefendi Racecourse was declared an urban renewal and development area at the end of 2021; planning and project work is ongoing (source: Zeytinburnu Sümer Urban Renewal Project, accessed 30.09.2026). İBB has no separate plan-note page for at-risk buildings in the district. We could not access the municipality's Urban Renewal Directorate information because the municipal website was unavailable on the research day. Residents describe a wider situation on the ground: the district has become a construction site through building-by-building renewal, and streets are fully closed on demolition days. We pack belongings from a building awaiting demolition into storage and deliver them in one go when the new building is ready; the day before moving, we check that the street is open.

  • Kazlıçeşme, Sümer, Telsiz

    Recent posts describe the district becoming a construction site through building-by-building renewal: streets are fully closed on demolition days, even public-transport routes are disrupted, and work continues at night and at weekends. A newly repaired road and pavement may be damaged again when the neighbouring building is demolished; the long-term lack of car parks and green space is seen as a key problem.

  • Kazlıçeşme

    One resident names the tightly packed development as the district's main drawback, while noting that Bakırköy and Fatih are within walking distance and Marmaray makes the Asian side a short trip away. The same discussion mentions driving-school vehicles and disorderly traffic around Zübeyde Hanım and Abay streets in Kazlıçeşme, and near the hospital and cemetery.

    Posts describe the high-rise new residences along the shore and the dense concrete fabric of the inner neighbourhoods as if they were two different districts. A more recent entry adds that new high-rise blocks are also going up around the former municipal building.

    Posts describe attached buildings, narrow streets and few escape routes in the inner neighbourhoods. They name Veliefendi Racecourse, 15 Temmuz Square, the stadium pitch and parks around Kazlıçeşme station as assembly areas. Basement garment workshops and textile warehouses are also said to be common.

    The centre is described as an interchange where the metro, Metrobus and Marmaray meet; Surp Pırgiç, Süleymaniye and Yedikule hospitals are also noted as being in the district. Easy transport is a recurring positive comment.

    Posts say urban renewal around Mevlana Avenue has stalled and a plan was prepared for it; a three-block TOKİ estate was built where one demolished building stood. Part of the former military site in Beştelsiz is said to have become a public garden, with the rest turned into TOKİ housing.

  • Kazlıçeşme

    Posts often say the toll booths at the tunnel entrance gridlock the shore road from Yenikapı to Zeytinburnu. Experienced drivers recommend staying in the right lane to Yenikapı and using the final entrance rather than joining the queue from the Zeytinburnu shore; they also warn of a speed camera at the first entrance. Traffic is reported early in the morning and late at night too.

  • Maltepe

    Posts describe vehicles blocking streets to load and unload goods in textile wholesale streets next to Maltepe neighbourhood, with couriers appearing everywhere. They say that previously even a brief stop at the roadside brought a tow truck quickly. A more recent post says congestion has eased as many wholesalers have closed.

    Some posts speculate that the racecourse's vast site may one day be redeveloped as a gated estate or shopping centre; for now, it remains in place.

The moves we see most in Zeytinburnu

  • Moves between the two sides of the city: from the Asian side to Zeytinburnu or the other way round; because the tunnel is closed to lorries, the route goes via Yavuz Sultan Selim Bridge.
  • One-person homes (1+1 – one bedroom plus a living room, or a studio): small flats around Marmaray and tram stops; fewer belongings, a smaller vehicle and a two-person team.
  • Family homes (2+1 or 3+1 – two or three bedrooms plus a living room): four-storey flats in Telsiz, Beştelsiz, Nuripaşa and Çırpıcı; team size, dismantling and an exterior lift may all be part of the plan for narrow stairs.
  • High-rise and gated-site deliveries: coastal towers in Kazlıçeşme; we arrange the management's time slot, goods lift and security registration in advance.
  • Workshops, storage rooms and shops: residents describe basement garment workshops and textile warehouses on the Merter boundary; we plan out-of-hours work and a loading point together.
  • Urban-renewal clearances and storage: belongings from buildings awaiting demolition may need to wait for months; we plan the move and storage together.

Register your new residence through e-Devlet or at your neighbourhood muhtarlık, the local headman's office. The District Governorate is at No. 36 Prof. Muammer Aksoy Avenue, Beştelsiz neighbourhood, in the Government House; its switchboard is 0212 582 16 62 (source: Zeytinburnu District Governorate contact, accessed 30.09.2026). We cannot yet provide the municipality's service-building address, switchboard or request and complaint channel: its website was unavailable on the research day. We will complete this in a later update.

Permits for lorries and exterior lifts: for the same reason, we could not confirm whether a published rule or fee covers a removals lorry or mobile lift temporarily using the road (accessed 30.09.2026). On the tightly built inner streets, we identify a place for the lorry during the site visit and, if needed, recommend contacting Municipal Police before moving day.

Old furniture, rubble and waste collection days: collection days, rubble disposal and the channel for old furniture could not be verified either. We take away the boxes and packing materials on moving day; we plan old-furniture disposal during the visit.

Public transport

İBB's station layer shows three lines within the district. Kazlıçeşme and Zeytinburnu Marmaray stations are in Kazlıçeşme neighbourhood. On the T1 Kabataş–Bağcılar tram, Cevizlibağ and Merkezefendi stops are in Merkezefendi; Akşemsettin and Seyitnizam are in Seyitnizam; and Topkapı is in Maltepe. The T4 line's Fetihkapı stop is also in Maltepe. Metro İstanbul says T1 runs from 06.00 to 00.00; only Topkapı stop has lift access from an underpass. The M1A Zeytinburnu station connects with T1 and Metrobus; T1's Cevizlibağ stop also connects with Metrobus (sources: Metro İstanbul T1, M1A, accessed 30.09.2026). On moving day, we do not stop a lorry on tram streets. The Zeytinburnu interchange is usually busy, so for nearby addresses we plan loading from a side street before dawn.
