Beykoz removals

In Beykoz, one address may be on a steep street down to the shore in Kanlıca, another by a loading ramp at a Kavacık office block, and a third at a village house with a garden in Riva. Each calls for a different moving-day plan.

We work in Beykoz, at the northern end of İstanbul's Asian side, between two bodies of water. The Bosphorus shore runs from Anadolu Hisarı to Anadolu Kavağı; on the Black Sea coast are Poyrazköy, Anadolufeneri and Riva. The District Governorate's muhtarlık list names 45 neighbourhoods; many, including Polonezköy, Riva, Bozhane, Öğümce and Paşamandıra, have village origins (source: Beykoz District Governorate, Our Neighbourhoods, accessed 30.09.2026). Official websites do not publish the district's area, population or a list of neighbours (accessed 30.09.2026). On the map, its land neighbours are Üsküdar, Ümraniye, Çekmeköy and Şile. The Asian-side entrance to the FSM Bridge and its TEM connection are in Kavacık.

The road journey from our Sancaktepe base to Beykoz is about 15–36 km: Yavuz Selim is nearest, while Beykoz centre and Riva are at the far end. In free-flowing traffic, the drive takes 15–35 minutes. An early departure keeps close to this range; we choose the loading time to avoid meeting bridge traffic at the Kavacık junction (source: OSRM / OpenStreetMap, September 2026).

Access profile, neighbourhood by neighbourhood

Categories are relative to Beykoz's own neighbourhoods. Only eight of the 45 have an average gradient below 6%, all of them northern village neighbourhoods. Outside Kavacık, one-way or narrow streets account for no more than 9% in any neighbourhood.

Turning the figures into moving-day choices:

  • The Bosphorus shore — Anadolu Hisarı, Göksu, Kanlıca, Çubuklu, Paşabahçe, İncirköy, Yalıköy, Merkez and Anadolu Kavağı: average gradients are 7.7–10.9%, with 47–66% of local street length steep; 1–9% of streets are one-way or narrow. The shore road is flat, but homes are on the hillside: at many addresses, the lorry waits by the shore or at the top of the slope, and belongings travel a short distance by trolley. İncirköy is the district's largest neighbourhood by building count, at about 3,000; Göksu has 57 mapped parking areas and Merkez 29. Buildings with recorded heights average 2–2.5 storeys in Merkez and Paşabahçe; floor data is limited or absent in the other shore neighbourhoods.
  • Kavacık and nearby — Kavacık, Rüzgarlıbahçe and Göztepe: 54% of Kavacık's streets are one-way or narrow, by far the district's highest share; average gradients across these three neighbourhoods are 6.6–8.0%, and steep-street shares 41–52%. Buildings with known heights average 4 storeys in Kavacık and about 6 in Rüzgarlıbahçe; Göztepe has very little floor data. After the municipality's 2021 changes, lanes were reduced and 24 parking bays created on Orhan Veli Kanık, Fatih Sultan Mehmet and Okul avenues; we do not wait with the lorry outside these bays (source: Kavacık prestige avenues, accessed 30.09.2026). Goods-lift bookings and security registration are part of the plan for office blocks and gated estates.
  • The ridges above the centre — Gümüşsuyu, Ortaçeşme, Soğuksu, Çiğdem, Çamlıbahçe, Fatih, Tokatköy and Yeni Mahalle: this is the district's steepest band, with average gradients of 8.3–12.4% (Ortaçeşme is steepest at 12.4%) and steep-street shares of 47–69% (Fatih leads at 69%). One-way or narrow streets account for 0–9%; there are 0–3 mapped parking areas. Gümüşsuyu has about 2,900 buildings and Tokatköy 2,600, making them the two busiest neighbourhoods after İncirköy. Recorded buildings average 3 storeys in Fatih and about 2 in Gümüşsuyu; floor data is limited or absent elsewhere. Leaving the large lorry on a main road and taking a smaller vehicle up to the door is usual in this area; suitable ground for an exterior lift varies street by street.
  • Behind Kavacık, in the estate and woodland belt — Acarlar, Elmalı, Çavuşbaşı Çiftlik and Çengeldere: average gradients are 8.3–9.5%, steep-street shares 53–63%, and one-way or narrow shares 0–4%. Acarlar has the district's second-longest local street network, about 70 km, and 1,200 buildings. Almost no buildings are mapped in Çavuşbaşı Çiftlik and Çengeldere; the mapped streets appear to run largely through estates and woodland. For gated estates, we plan vehicle registration details, gate times and finding the address by villa number; floor data is absent except in Çengeldere.
  • Inland and at the woodland edge — Akbaba, Dereseki, Kaynarca, Zerzavatçı, Örnekköy, Görele, Baklacı, Mahmutşevketpaşa and Yavuz Selim: average gradients are 7.2–9.2%, with 46–59% of streets steep. One-way or narrow streets are uncommon (0–1%). Örnekköy is the busiest in this group, with 1,250 buildings; Görele is the sparsest, with 94. Yavuz Selim has a dispersed settlement pattern, with 58 km of local streets and 162 buildings. No floor data is mapped. Streets are two-way and the lorry can pull up at many addresses; the main consideration is the direction of the slope and the distance from the garden gate to the house.
  • The Black Sea coast and villages — Riva, Poyrazköy, Anadolufeneri, Polonezköy, Alibahadır, Paşamandıra, Cumhuriyetköy, Öğümce, Bozhane, Göllü, Kılıçlı and İshaklı: this is the district's flattest band, with average gradients of 3.2–6.9%, steep-street shares of 11–43%, and one-way or narrow shares of 0–6%. Riva has the district's longest local street network at 81.5 km and about 1,300 buildings. Polonezköy is the largest neighbourhood by area at 29.3 km², but has 144 buildings. No buildings are mapped in Göllü and 15 in Bozhane. The team and vehicle travel together to these addresses, and we check in advance where the lorry can turn on village roads. Floor details are confirmed during the site visit because they are not mapped.

Crossing the Bosphorus: which bridge takes the lorry

Although the Asian-side entrance to the FSM Bridge is in the district, our lorry cannot use that bridge. The General Directorate of Highways' restrictions table excludes lorries from the 15 July Martyrs and Fatih Sultan Mehmet bridges; the Yavuz Sultan Selim Bridge is open to all vehicle classes. The Eurasia Tunnel tariff lists cars, minibuses and motorcycles, but no lorry class (sources: KGM restrictions and prohibitions, Eurasia Tunnel tolls, accessed 29.09.2026). For a move from Beykoz to Sarıyer, Beşiktaş or Şişli, the lorry travels north and crosses via Yavuz Sultan Selim; we plan the route and timing together during the site visit.

  • Kavacık

    Residents say transport and traffic in Kavacık remain complicated despite street changes, buses arrive full, and congestion builds in the morning and evening. One writer says intercity coaches cross via the northern bridge rather than the FSM Bridge and pick up passengers in Kavacık at the Riva junction; a staff shuttle journey to Maslak–Levent can approach half an hour in bridge traffic.

  • Kavacık

    Posts say agreements have been signed for five- or six-storey apartment blocks to replace two- or three-storey detached homes around Otağtepe, and that local roads and infrastructure may not cope with the resulting population and traffic. They also note that buildings constructed after 2005 were built under stricter earthquake regulations.

    Residents say much of the Anadolu Hisarı waterfront has become cafés and gets busy at weekends, though it remains quieter than Çengelköy.

  • Çubuklu

    One resident says Çubuklu has two ferry piers, that car-ferry services to İstinye have stopped, and that a cycle-and-walking path runs along the shore towards Kanlıca and Paşabahçe. The waterfront is described as mainly pedestrian.

    Visitors say there is nowhere to park near the pier square, so they have to leave their cars on residential streets. At the same time, they describe the neighbourhood as free of traffic chaos and quiet during the day, while reiterating that parking is unavailable in the square.

    At the gated villa estate, directions rely on villa numbers and visitors or couriers can find homes difficult to locate; the estate is fully enclosed, with homes close together. Some posts mention damp and wear in villas built in the early 1990s.

    Residents say Beykoz Konakları began in 1993 and is a gated estate of more than 400 homes within 100 hectares of woodland; they describe it as quieter than Acarkent.

    One resident says Beykoz buses' terminus moved from Ortaçeşme to Çifteçınarlar in 2012, some routes were extended to Dereseki, Şahinkaya and Tokatköy, and minibuses continued to depart from the square with the clock tower.

The moves we see most in Beykoz

  • Moves between the two sides of the city: from Kavacık or the Bosphorus shore to the European side, or the other way round; the bridge rule makes route planning an early step.
  • Single-person homes (1+1, studios): people living near Kavacık's office blocks; fewer belongings, a smaller vehicle and a two-person team.
  • Family homes (2+1, 3+1): on hillside streets, the team size and exterior lift may be part of the plan; in gated estates, we agree the gate time.
  • Offices and office blocks: Kavacık's business centres; goods-lift booking, out-of-hours work and separate packing for archives and servers.

Beykoz Municipality's main service building is at No. 43 Kelle İbrahim Avenue, Gümüşsuyu neighbourhood. Its Solution Line is 444 66 61, which also serves as its WhatsApp line. Residents can also submit requests and complaints online and use the BeykozKart app (sources: Beykoz Municipality contact and home page, accessed 30.09.2026). The District Governorate is also in Gümüşsuyu, at No. 3 Şehit Bülent Kocabıyık Avenue; its switchboard is 0216 322 14 20 (source: Beykoz District Governorate contact, accessed 30.09.2026). The municipality lists the Çiftlik neighbourhood muhtarlık under the name "Çavuşbaşı" and gives the Çiğdem muhtarlık address as Paşabahçe (source: Muhtarlık offices, accessed 30.09.2026).

Permits for lorries and exterior lifts: we could not find a published rule or fee on the municipality's website for a moving vehicle or mobile lift temporarily using the road (accessed 30.09.2026). The Municipal Police Directorate lists dealing with unauthorised occupation of pavements, streets and squares, and parking enforcement, among its duties. The regulation and fee schedule are available on the website as PDFs; we do not state a rule without reading and confirming them (source: Municipal Police Directorate, accessed 30.09.2026). On Kavacık's avenues and in the shore neighbourhoods, it is best to ask in advance on 444 66 61.

Old furniture, rubble and waste collection days: the Cleaning Affairs Directorate describes household waste collection, street sweeping and sorting waste at source. We could not find a neighbourhood collection schedule, rubble collection information or an old-furniture line; the service guide has no such listing either (sources: Cleaning Affairs Directorate and Our services, accessed 30.09.2026). We take away the boxes and packing materials from moving day; we plan for unwanted furniture during the site visit.

Public transport

There is no rail station within Beykoz: neither Metro İstanbul's list of operating lines nor the M5 line page includes Beykoz or Kavacık (sources: Metro İstanbul, All lines and M5, accessed 30.09.2026). The nearest stations shown on the map are on the M5 in neighbouring Ümraniye and Çekmeköy. According to the municipality, IETT route 15KB has connected Kavacık to the metro since September 2024 (source: 15KB service, accessed 30.09.2026). In August 2026, a presidential decision included the Ümraniye–Kavacık–Beykoz rail line among projects the Ministry of Transport and Infrastructure may take on, and Ortaçeşme was added as a proposed station. The municipality reports 2027 as a target, not a confirmed date (sources: Beykoz metro announcement and Ministerial visit, accessed 30.09.2026). We could not verify ferry information on the Şehir Hatları website on the research date. Residents say Kavacık junction and Beykoz Square are busy with buses and minibuses at peak times, while parking near the Kanlıca and Anadolu Kavağı ferry terminals is difficult at weekends.

    Urban renewal and moving assistance

    İBB's Beykoz plan-note amendment on buildings at risk covers the master development plans for Anadolu Hisarı, Çubuklu, Göksu, Göztepe, Kavacık and Yeni Mahalle; the page says institutional approval is pending. İBB announced that it had signed preliminary agreements with rights holders for the risk area north of the Kavacık junction in Çubuklu; the field office is at No. 52/A Nazım Tur Avenue (sources: İBB Urban Transformation, Beykoz plan note, Çubuklu project and field offices, accessed 30.09.2026). The municipality describes TOKİ's 776-home project in Tokatköy as the district's first such implementation. Demolition of a 115-unit site in Çiğdem following an agreement began in September 2026, and the Urban Transformation Directorate publishes application forms for tenant moving assistance and owner rent assistance (sources: Tokatköy project, first site-scale renewal and Urban Transformation Directorate, accessed 30.09.2026). We pack belongings from a building at risk and take them to storage, then move them into the new building once it is ready.

    Neighbouring districts
