Sultangazi removals

In Sultangazi, the day is shaped by lanes narrowed by the tram on Eski Edirne Avenue, the steep streets of Yunus Emre and Zübeyde Hanım, the Yunus Emre reserve-area building site and the Uğur Mumcu square project. We start planning by checking whether the address faces an avenue or a side street.

Sultangazi was established in 2008 under Law No. 5747: the Sultançiftliği–Gazi area was separated from Gaziosmanpaşa, and the Habipler area from Eyüp. The District Governorate puts the area at 36 km² and 50 metres above sea level, ranking it 19th in İstanbul by area. Alibey Dam Lake, a protected forest and the Cebeci quarries lie within its boundaries; settlement is concentrated to the south and around the TEM motorway. The District Governorate lists Eyüp, Esenler, Gaziosmanpaşa and Başakşehir as neighbours, while our map places the whole northern boundary within Eyüpsultan. Population figures differ: 523,765 for 2018 and 529,306 on another page with no year given (sources: Geographic Structure, History, Local Authorities, accessed 30.09.2026).

The official list has 15 neighbourhoods: 50. Yıl, 75. Yıl, Cebeci, Cumhuriyet, Esentepe, Eski Habipler, Gazi, Habipler, İsmet Paşa, Malkoçoğlu, Sultançiftliği, Uğur Mumcu, Yayla, Yunus Emre and Zübeyde Hanım. İBB's planning-notes page gives the same 15 names. Our map follows the OSM layer, so Malkoçoğlu appears inside the neighbouring Başakşehir boundary rather than this one; the access profile below is therefore calculated across 14 polygons. The District Governorate writes Habipler with a "b" and İsmet Paşa as two words; when confirming an address, we accept both spellings.

The road route from Sancaktepe to Sultangazi is about 41–45 km by car, taking 30–35 minutes in free-flowing traffic (OSRM / OpenStreetMap, September 2026). The lorry must use Yavuz Sultan Selim Bridge, which makes the route longer.

Crossing the Bosphorus: which bridge takes the lorry

The 15 July Martyrs and Fatih Sultan Mehmet bridges are closed to lorries; they use Yavuz Sultan Selim Bridge. The Eurasia Tunnel tariff has no lorry class. We enter the district from the Northern Marmara Motorway or the TEM; the Yunus Emre reserve area is 650 metres from the E-80 in a straight line. Residents say the TEM provides easier access to Habipler (sources: KGM restrictions and prohibitions, Eurasia Tunnel fares, İBB reserve area, accessed 30.09.2026).

Access profile, neighbourhood by neighbourhood

Categories show relative differences within the district. There is not enough floor data across the neighbourhoods to comment on building height. Gradients come from a surface model that also measures rooftops, so they are approximate comparisons between neighbourhoods.

What the figures mean at the front door:

  • The tram corridor — Sultançiftliği and 50. Yıl: 42% and 34% of streets are narrow or one-way; average gradients are 5.7% and 4.5%. In the İBB layer, the 50. Yıl and Hacı Şükrü T4 stops fall within the 50. Yıl polygon. Residents describe the main road narrowing and vehicles being towed quickly; a suitable stopping point on a side street needs to be found for loading.
  • The centre — Uğur Mumcu and Cumhuriyet: Uğur Mumcu has 16 car parks and the T4 Yenimahalle stop; no narrow or one-way street data is recorded for Cumhuriyet. The municipality, District Governorate and hospital are in this area, and the square project could affect loading times if it gets under way.
  • The middle belt — Cebeci, Esentepe and İsmetpaşa: 10–12% of streets are narrow or one-way; average gradients are 5.2–6.2%. The İBB layer places the T4 Cebeci and Sultançiftliği stops in this area. Residents mention Cebeci's wide avenues and vacant land to the west of İsmetpaşa; reaching a busy road from that land may take longer.
  • Steep southern and eastern areas — Yunus Emre, Zübeyde Hanım, Gazi and 75. Yıl: average gradients are 7.4–8.6%, with 48–56% of streets classed as steep; the highest values are in Zübeyde Hanım and Yunus Emre. Narrow or one-way streets account for 2–7%. On a sloping street, the lorry's waiting point and the distance belongings must be carried are decisive on moving day.
  • The north — Habibler, Yayla and Eski Habipler: Habibler and Yayla are spacious, with no narrow or one-way streets recorded. Eski Habipler has the fewest buildings. The İBB layer includes a T4 stop called Habibler, but that name is absent from Metro İstanbul's current list; check it against the address. Residents say access from the TEM is easier, while Yayla is far from the centre.

    One resident ranks the neighbourhoods by their own measure: Cumhuriyet is the most orderly, Uğur Mumcu and 50. Yıl are acceptable, Eski Habipler has been renewed, while Yayla feels like a small town and is far from the rest of the district.

  • Sultançiftliği

    Residents describe the tram running down the middle of the road and leaving one lane for vehicles; traffic lights and minibuses and buses stopping repeatedly can make a two-kilometre journey take nearly an hour. The area is also said to have some of İstanbul's most frequent minibus services.

  • Sultançiftliği

    Residents recall that Eski Edirne Avenue runs through the area, that Sultançiftliği once belonged to Gaziosmanpaşa, and that it formed the new district together with Gazi neighbourhood.

    The road is described as running from Edirnekapı to Habipler and narrowing to two lanes along most sections after the tram was added. There is said to be little parking left outside shops, and stopped vehicles are towed quickly.

  • Cebeci

    Cebeci is described as lying between Esentepe and the quarries, with broad, orderly streets. It has an İETT interchange between Arnavutköy and the centre and the İBB Cebeci Sports Complex; one side of the road is built up while the other remains empty.

  • Habibler, Eski Habipler

    Residents say the area, once split between three municipalities, became part of Sultangazi for the most part in 2009, and is easier to reach from the TEM than Sultançiftliği. TOKİ housing also comes up, while the shopping street is still described as small-town in scale.

  • 50. Yıl, Cebeci, Sultançiftliği, Uğur Mumcu

    The Topkapı-bound tram is described as extremely crowded in the morning, with boarding sometimes taking half an hour; the Mescid-i Selam direction is said to be easier in the evening. Frequent stops slow the line, and despite its name it does not reach Habipler.

  • İsmetpaşa

    Residents describe a large tract of land between the two districts that has remained undeveloped for years, making the journey through it feel as though they have left the city.

    Residents say the neighbourhood has become quieter in recent years, with some empty shops and less crowded buses. They also say there has been no major urban renewal and that the area has retained its older character.

The moves we see most in Sultangazi

  • Family homes (2+1, 3+1): the closely spaced apartment blocks in Sultançiftliği, 50. Yıl, Esentepe and Zübeyde Hanım; packing, dismantling and a place for the lorry to wait on a side street all form part of the plan. A 2+1 has two bedrooms plus a living room; a 3+1 has three.
  • Single-person homes (1+1, studio): people moving near Haseki Training and Research Hospital and smaller flats along the tram line; fewer belongings, a smaller vehicle and a two-person team. A 1+1 has one bedroom plus a living room.
  • Shops and offices: workplaces on Eski Edirne Avenue and Atatürk Boulevard; given residents' accounts of parking difficulties, we plan for out-of-hours work and a side street.
  • Urban-renewal clearances and storage: İBB's planning note covers all 15 neighbourhoods. Work began in 2024 on the 507-unit Yunus Emre reserve-area project, and title transfers for the Uğur Mumcu square site have been completed. While a building is being renewed, we plan the move alongside storage.
  • New developments and mass-housing handovers: apartment blocks and reserve-area handovers mentioned by residents around Habipler; we confirm the goods-lift booking, block and who will meet the lorry at the site entrance.
  • Moves between the two sides of İstanbul: between the Asian side and Sultangazi; the lorry's route over Yavuz Sultan Selim Bridge and the motorway exit are early planning decisions.

Sultangazi Municipality's service building is at No. 54 Atatürk Boulevard, Uğur Mumcu; the District Governorate is in the block numbered 54–58 on the same boulevard, and its switchboard is 0212 619 19 38. The municipality takes requests and complaints through its Call Centre: 444 23 32; the same number is also listed as its WhatsApp line. There is a web form on the Solution Centre page, but no opening hours are given. The Municipal Police Directorate's number is 0212 459 34 94 (sources: Contact us, Solution Centre, Municipal Police Directorate, District Governorate contact, accessed 30.09.2026).

Permits for lorries and exterior lifts: we could not find a published rule or fee on the municipality's website for a moving vehicle or mobile lift temporarily using the road (accessed 30.09.2026). The Municipal Police page has the Regulation on Implementing Orders and Prohibitions as a PDF attachment only, and we could not read its contents; a moving-specific provision may be in it. A document heading on the same page indicates that a neighbourhood market is held in Zübeyde Hanım on Tuesdays, but gives no location or hours; for Tuesday moves there, we ask about the market area during the site visit. On tram streets and at addresses with narrow roads, it is best to check with 444 23 32 a day in advance.

Old furniture, rubble and waste collection days: the Cleaning Affairs Directorate page does not publish household or packaging collection days, a bulky-item collection line or rubble rules; its number is 0212 459 35 96. The official route for rubble is an initial application through İBB's ÇKYS system, followed by the municipality's Excavation Transport and Acceptance Certificate. The unit is on the third floor at No. 54 Atatürk Boulevard; its number is 0212 459 35 93. The municipality's Atıkla Katıl app also lets residents take electrical and electronic items to neighbourhood drop-off points; locations and days are in the app, but this page does not mention collection of old furniture or white goods (sources: Cleaning Affairs, Excavation Transport and Acceptance Certificate, Atıkla Katıl, accessed 30.09.2026). We collect the boxes and packing materials left on moving day.

Urban renewal: the municipality's Urban Transformation Directorate can be reached on 0212 459 38 12. Its page attachments include the process for the Yarısı Bizden campaign and applications for rent support and evacuation assistance for homeowners, business owners and tenants; eligibility is in the PDFs. İBB's planning-note amendment covers risky buildings in all 15 neighbourhoods. In Yunus Emre, 507 independent units, a nursery and a public education centre are being built on a 36,250 m² reserve area. The Uğur Mumcu (50. Yıl) Urban Transformation and Development Area lies between Atatürk Boulevard, Orhangazi Avenue and Belediye Street, next to Haseki hospital and within walking distance of the T4 Sultançiftliği stop (sources: Urban Transformation Directorate, İBB planning note, Yunus Emre reserve area, Uğur Mumcu UTRA, accessed 30.09.2026). For families with a confirmed evacuation date, we pack and store their belongings, then deliver them in one move when the new building is ready.

Public transport

The only rail line serving the district is the T4 Topkapı–Mescid-i Selam tram. Metro İstanbul says the line has 22 stations over 15.3 km, passes through Sultangazi, Gaziosmanpaşa, Bayrampaşa and Eyüpsultan, runs from 06.00 to 00.00 and has a three-minute peak-hour frequency. It connects with the M7 at Kiptaş-Venezia and with the Metrobüs at Şehitlik and Topkapı. Metro İstanbul does not list which district each stop is in; based on the İBB layer and OSM boundaries, seven stops from 50. Yıl to Mescid-i Selam fall within the district, while the stop labelled Habibler in the layer is absent from Metro İstanbul's list. 50. Yıl–Baştabya is usually counted as part of Gaziosmanpaşa, although the stop is on the district boundary, so we confirm it against the address. The M7 Yıldız–Mahmutbey passes through Gaziosmanpaşa and Esenler, not Sultangazi; there is no Marmaray, Metrobüs or ferry service in the district (sources: Metro İstanbul T4, M7, All lines, accessed 30.09.2026). For moving day, this means lanes narrow on the tram avenue; residents say the Topkapı-bound service is crowded in the morning, so we start loading earlier at addresses near a stop.
